Woodland pride ourselves on transparency and that’s why we publish a full list of associated costs when you’re securing a property through us

Pre tenancy

(All costs are inclusive of VAT at the prevailing rate)
Admin/Credit referencing fee - £180 per person (identifying, immigration and visa confirmation, financial credit checks, obtain references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement).
Check in fee – (Preparing an inventory and schedule of conditions of the property, explaining how appliances function and taking meter readings for utilities and services) Price is based on the size of the property, please see below:


  • 1 Bedroom - £65.00
  • 2 Bedroom - £75.00
  • 3 Bedroom - £95.00
  • 4 Bedroom - £105.00
  • 5 Bedroom - £115.00

Deposit - Typically 6 weeks’ rent (per property)
Guarantor required? Woodland charge each guarantor a fee of £80.00.*


During your tenancy

(All costs are inclusive of VAT at the prevailing rate)
Renewal document fee - £120.00 per property (contract negotiation, amending terms and arranging a further tenancy and agreement)


End of your tenancy

(All costs are inclusive of VAT at the prevailing rate)
Check out fee –(attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit(s). Price is based on the size of the property, please see below:

  • 1 Bedroom - £65.00
  • 2 Bedroom - £75.00
  • 3 Bedroom - £95.00
  • 4 Bedroom - £105.00
  • 5 Bedroom - £115.00

Post tenancy

(All costs are inclusive of VAT at the prevailing rate)
Reference request fee - £30.00 per person, per reference request. (Collating information and preparing a reference for a future landlord or letting agent).

Unpaid rent – Interest charged at 8% above the Bank of England base rate from the date due.

Professional cleaning – Dependent on size of property. (Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy).

Maintenance works – Dependent on the extent of works. (Only charged where maintenance works are necessary to return the property to the same condition as at the start of the tenancy).

Throughout the tenancy and at the end of the tenancy there are other costs that must be covered on top of the rent. These might include:

  • Utilities (gas, electricity, water and telephone)
  • Council Tax
  • Television licence
  • Installation of cable/satellite
  • Insurance (for your personal and own contents)
  • Garden maintenance
  • Professional cleaning of the property
  • Dilapidations
